Home Pressure Washing Questions

As the premier home pressure washing and roof cleaning business in Westchester County, NY, we at Westchester Power Washing get a lot of questions about pressure cleaning and roof washing.

This year includes questions regarding our power washing services and it affects on eliminating or reducing  COVID-19, also known as the coronavirus.

Before I get into residential roof cleaning and pressure cleaning questions and answers, I will introduce myself.

My name is Peter Salotto, owner of Westchester Power Washing. I have been pressure washing homes and cleaning roofs, patios, decks, walkways, driveways, stairs, walls, fences, composite, wood, stones, and home siding since 1990. I have washed every size home and every structure type of home there is in western New York.

I am a retired NY police officer.  During my off duty hours, I pressure cleaned homes and roofs instead of working overtime. After retiring from police work, I continued serving the community by cleaning home exteriors, roofs, patios, and, decks of grime instead of cleaning the streets of crime. (My attempt at humor.)

Home Pressure Washing QuestionsTherefore, I have more than 30 years of experience in residential pressure cleaning and roof washing. Over those years, I have power washed more than 18,000 homes in Westchester, Putnam, and Dutchess County. Again, this includes pressure washing pavers, bricks, stones, composite decks, wood, concrete, slate roofs, shingle roofs, asphalt roofs, tile roofs, pool decks, stairs, siding, fencing, walls as well as outdoor furniture, brick kitchens, and barbecues.

Questions:

Do home pressure washing and roof cleaning companies need to be insured in Westchester, Putnam, and Dutchess County? Should I hire a company that does not have insurance specifically for pressure cleaning?

Unfortunately, insurance is not required though it should be. Pressure washing and roof cleaning can be dangerous when inexperienced people use a pressure washer or work on your property.

BEdford, Bedford Hills siding, house and roof cleaning- Westchester Power WashingWe pay a high premium to have insurance that is specifically for pressure cleaning and roof washing. Our insurance includes worker’s compensation and liability.

Even though we have more than 30 years of experience, we still do not believe in taking unnecessary risks.

No, you should not hire a company that cannot show you they have insurance specific for pressure cleaning. If you do, then you take the burden of the risk which you should not.

We do not cut corners or try to take the easy way when it comes to making sure your roof is washed safely, and your home and property are cared for as if it were our own.

What is the best and recommended way to wash a roof?

best roof washing company- Westchester County 2020- WestchesterThe recommended and the best way to wash a roof- be it shingle, asphalt, slate, tile, or metal- is soft roof washing. Soft roof washing is a gentle process of soaking your roof with a biodegradable, environmentally friendly cleaning solution. After allowing the cleaning solution to absorb, we gently spray your roof with water to wash the black streaks, mold, mildew, fungus, and bacteria away.

According to roof manufactures and the roof washing organizations, the best and safest way to wash a roof is to use the method described above.

Some companies use high-pressure washing to wash your roof. This will damage your roof and cause other structural damages. Others use heavy machinery to buff away your roof stains, this again is definitely going to cause roof damage as well as possibly damage your roof trusses due to the extra weight and rotational motion of the machine.

Never use high pressure on your roof. Soft roof washing is the best way to clean a roof. Over a period of a few days and weeks, you will notice your roof gets even cleaner as the solution is still killing mold, mildew, and bacteria which causes the dark stains.

By the way, do not hire a roofer to wash your roof. Most times that will convince you that your roof needs to be repaired or replaced when all you need is to have your roof soft-washed.

All pressure cleaning and roof cleaning companies do the same thing. So why not just hire the cheapest person to wash my home, patio, deck, siding, and roof?

All roof washing and pressure cleaning companies advertise the same service but do not wash the same way.

As mentioned above, some companies use high water pressure to wash roofs and siding thereby damaging the roof and siding. We also use a pressure washer, but we use it on low water pressure to soft-wash your roof.

Some roof washing and pressure cleaning companies use dangerous and harsh chemicals to clean your roof, siding, patio, decks, walkways, and house. We use cleaning solutions as well. Our cleaning solutions are eco-friendly and will not harm your family, pets, home, or foliage.

Due to COVID19, are you still able to provide roof washing and home pressure cleaning services?

Yes, we are still pressure washing homes and roofs even though COVID-19 is here.

We practice social distancing and do not need to have close interaction with anyone in your home. We pressure wash and clean your roof without any engagement from you.

Why Get Your Home Exterior Cleaned Before You Sell Your Home or Refinance?

Free Westchester Power Washing EstimatesBefore we discuss all of the areas of your house you should wash and pressure clean, we will talk about home values and appraisals.

When selling your house or refinancing, you will need to have your home appraised. The home appraisal looks at the size of your house, how many rooms, bathrooms, square footage, size of your land, upgrades to your home, the year and build. In addition, the home appraiser also looks at the condition of your house.

The condition of your house determines a good percentage of your home’s appraised value. If your roof is dirty. This means with black marks, lichens, mold, mildew, moss, bacteria, and covered with branches and leaves- your roof will look poorly maintained. A roof replacement can cost tens of thousands of dollars. Thereby, reducing the value of your home. Usually, your roof does not need to be replaced unless you see stains on your ceiling or are aware of major roof damage and leaks.

For the cost of having your roof soft washed, you can increase the home appraisal by thousands of dollars compared to a roof that appears to need repair.

They do not repair and replace siding. Nor do they build pools, decks, patios, or fences. As human beings, when an appraiser sees your home is dirty which includes your patio, deck, pool area, walkways, siding, fencing, roof, house, stairs, and driveway- your house looks in poor to bad condition. When all your house needs is to be professionally pressure washed by Westchester Power Washing. When we pressure clean your house, it will look almost like new again. The appraiser will see a house in good to excellent condition and can increase your home’s appraisal.

best roof washing company- Westchester County 2020- WestchesterFurthermore, as a retired police officer, Peter makes sure that he continues to serve and protect you and your home by being respectful and courteous to you, your family, and your property. Unfortunately, many people in the home pressure washing business are just in it for the fast dollar and do not have the experience nor integrity. This is not safe for you, your family, or your property.

Pressure Cleaning machines are powerful and dangerous. They can destroy your roof, home, siding, patio, decks, walls, furniture, and doors. Hiring someone to save a few dollars can cost you tens of thousands of dollars in repairs. Peter has personally pressure washed more than 18,000 houses since 1990. His experience is what makes sure the job is done right and safely.

Should The Pressure Washing Company Be Insured?

Most pressure washing companies, including some of the established ones, are not properly insured. This means that if someone gets hurt on your property or you get property damage, you are at risk of being sued and having to repair your house. You do not want to put your house at risk.

Westchester Power Washing is fully insured. We have special insurance specifically for roof washing and pressure cleaning. We carry Workers Compensation and Liability insurance. This protects you, the homeowner from liability due to worker’s error.

Westchester Power Washing is insured and can show you our insurance if you request.

Professional Roof Soft Washing Is Not A DIY Job

Don’t assume you can rent a pressure washer and wash your roof on your own. There are many reasons why properly cleaning your home’s roof is not a Do It Yourself job. Below are some of those reasons:

  • Balancing on a roof is dangerous. Standing on a roof, flat or sloped, with a pressure washer is difficult. Many DIY roof cleaners and handymen fall of the roof and some through the roof. Falling off a roof can result in serious injury and even death.
  • High-pressure washing will damage your shingles and may result in needing to have your roof replaced. Plus, your shingles may come loose in high winds and strong storms. Spraying shingles from below can result in dangerous splatter.
  • A proper and thorough roof washing takes some skill and expertise. Reaching dirt, moss, mold, mildew, lichens, and debris hidden between the cracks and crevices of roofing shingles requires experience. Youtube videos on “how to clean roof shingles” will not make you an expert nor save your roof from getting damaged. As professional pressure washers, Westchester Power Washing knows how to clean around chimneys, vents, flashing, without causing damaging.
  • As professional power washers, Westchester Power Washing knows the right detergent to safely and properly clean your roof. You can damage your roof and the toxic chemicals also damage your health, pets, foliage, and house.

For these reasons, leave the roof washing to Westchester Power Washing. With more than 30 years of experience and 18,000 homes washed, we know what to do to beautify your home.

How Does Westchester Power Washing Get Your Roof Cleaned?

We use a soft roof washing system which is a low-pressure rinse to remove dirt. This pressure is slightly stronger than a garden hose with a spray nozzle. Low-pressure rinsing won’t loosen or old, brittle roofs and won’t wash away damaged granules along their surfaces.

Moss and Algae Damage Roofs

Moss and algae are especially damaging to a home’s roof. They hold extra moisture against roof shingles and roof paper; this added moisture causes shingles to get soft and crumbly and can cause roofing paper to tear, leading to water leaks.

Unlike other debris on a home’s roof, moss, algae, mold, and mildew continue to grow over time. These contaminants can work their way under a home’s roofing shingles and eventually dislodge those tiles as they continue to spread. Never assume you can ignore moss, algae, and other such growth on your roof. Overlooking needed roof washing can lead to a damaged roof and interior water leaks.

Don’t Wait Until Algae and Other Debris Are Visible to Schedule To Get Your Roof Cleaned

A homeowner should never wait until they see lines of algae or moss along roofing shingles or roof edges to schedule power washing for their home. Note why that is, and when you should have your home’s roof washed:

  • Algae, moss, mold, and mildew grow best in damp, dark spaces, away from air and sunlight. For a residential roof, these spaces are typically under and around roofing tiles and shingles, in areas unseen from below or during casual visual inspection.
  • Once algae and other such debris begin to form, they will grow and spread, dislodging and softening roofing tiles. The more humid the environment, the faster these contaminants will increase so that a roof then suffers quite a bit of damage in a short amount of time.
  • Consistent washing of a roof will remove wet leaves, twigs, seeds, and other debris that can cause algae, mold, and other contaminants to grow in the first place! Regular power washing can then prevent damage to the roof and ensure it always looks its best.
